Crown Castle reported third-quarter 2026 adjusted funds from operations of $530 million, up 8% from a year earlier, even as tower rental revenue declined. The Houston-based infrastructure REIT released the results on October 21 for the quarter ended September 30.

AFFO Rises Despite Lower Tower Revenue

The company’s investor update showed quarterly AFFO increasing from $490 million to $530 million. AFFO per share climbed from $1.12 to $1.24 as lower interest expense and fewer shares outstanding more than offset weaker revenue.

Site rental revenue declined to $966 million from $1.01 billion, and adjusted EBITDA fell 6% to $673 million. Net income dropped 12% to $283 million, or $0.67 per diluted share. Crown Castle said DISH terminations reduced organic contribution to site rental billings by $61 million, while Sprint cancellations had a $5 million impact.

Full-Year Outlook Moves Higher

Crown Castle lifted the midpoint of its full-year 2026 adjusted EBITDA forecast to $2.715 billion and AFFO midpoint to $1.98 billion. The current AFFO range is $1.955 billion to $2.005 billion, while projected AFFO per share is $4.54 to $4.66.

Chief Financial Officer Sunit Patel attributed the changes to higher ground-lease buyout activity, additional operating efficiencies and a customer agreement. The company also increased the midpoint of expected site rental revenue by $20 million to $3.875 billion.

The results show how financing costs and capital structure can support per-share cash flow even when revenue faces pressure.
